Jerith Home Additions & ADU: The West Palm Beach Owner’s Guide

Jerith home additions and ADU construction in West Palm Beach typically costs $45,000 – $130,000 for an addition and $90,000 – $220,000 for a full ADU, depending on square footage, foundation work, and finish level. If you already have a Jerith-fenced property and are planning an addition or ADU, the fence section most affected is usually the gate line and corner posts, where new construction meets existing structure. Most West Palm Beach homeowners discover the issue when a contractor, surveyor, or inspector flags the fence line during the planning phase, or when the new foundation work shifts the gate posts enough that the gate no longer closes cleanly.

We’re Elmstead Remodeling West Palm Beach. We’re an independent contractor, not affiliated with Jerith, but we work around and with Jerith fencing on a regular basis in this market. And we know that the part most people call about isn’t the fence itself. It’s the gate hardware and post alignment, which is where almost every addition project runs into trouble. Here’s the full picture.

Which Jerith Models This Applies To

A garage converted into a guest room and home office

Jerith makes aluminum fence systems in residential, commercial, and industrial grades. The models we see most often in West Palm Beach are the Estate, Sierra, and Classic series for residential, plus the Sentry series for commercial-grade properties. Each series has a different rail-to-rail height and post wall thickness, and that matters when an addition or ADU means moving a gate, re-pouring a walkway, or tying a new fence run into an existing one.

Here’s the compatibility gotcha: Jerith posts are sized by series and gate weight. An Estate-series post can’t take a Sentry-series gate without reinforcement, and the hinge brackets are not interchangeable across series. The gate frame width on a Jerith Estate single gate is typically 42 to 48 inches, while a Sierra double gate runs 8 to 10 feet total. If your addition means widening a driveway gate, you’re not just buying new panels. You’re likely replacing the posts, the hinges, and sometimes the gate frame itself, because Jerith welds the hinge mounts to the post at the factory. You can’t just drill new holes and call it done.

When the time comes to match parts, we always tell homeowners the same thing: if you still have the original Jerith installation paperwork, check the series name. If you don’t, measure the post wall thickness with a caliper. Residential Jerith posts are typically 0.070 to 0.090 inches thick depending on the series. That measurement tells us more than the post cap does. Aftermarket aluminum posts from regional suppliers can work as a visual match, but for load-bearing gate posts, we recommend Jerith OEM posts. The alloy is different, and in South Florida’s salt air, a mismatched alloy will show white oxidation at the connection point within two years.

We also stock and install KraftMaid, Cambria, and Silestone products for interior work on additions and ADUs, so the same crew can handle the fence line and the interior finish work without bringing in another contractor.

Signs Your Jerith Home Additions & ADU Is Failing

  • Gate post lean. When a post starts tilting toward the gate, the bedding concrete has likely lost grip or the post base is sitting in water that pools after rain. This is the most common failure we see in West Palm Beach after a new foundation goes in nearby, because the soil shifts during excavation even 8 to 10 feet away.
  • Gate drags or won’t latch. A Jerith gate that scrapes the ground or misses the latch by a quarter inch is telling you the post spacing changed. It’s rarely the gate itself. On additions, this shows up within weeks of the concrete pour, not months later.
  • Hinge creak or stiffness. Jerith hinges are factory-welded to the post. If the hinge feels tight or squeals, the post has twisted slightly and the weight of the gate is no longer sitting square on the hinge barrel.
  • White powder at joints or post bases. In South Florida’s humidity and salt air, aluminum oxidizes where two different metals touch. If you see white residue at the hinge-to-post connection or at the concrete line, moisture is getting trapped there. It won’t stop by itself.
  • Fence panel bowing near the new construction. If a grader, skid steer, or concrete pump ran close to the fence line, the pressure can bow panels inward and pull the rails out of the post brackets. This is damage, not a defect, and it needs a rail replacement, not a realignment.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

For Jerith-specific gate and post work tied to an addition or ADU in West Palm Beach, here’s what you can expect:

  • Single gate replacement with new post (Estate/Sierra series): $1,200 – $2,800
  • Double gate replacement with two new posts: $2,400 – $5,500
  • Post reset and concrete re-bed (per post): $350 – $900
  • Full fence section removal and reinstall around new construction: $1,800 – $4,200
  • New Jerith fence run to tie into existing (per linear foot, installed): $45 – $75

The biggest cost driver is concrete. If the existing post footer is undersized for a larger gate, or if the new addition means the gate needs to carry more weight than the original design, we dig the old footer out and pour a new one at 18 to 24 inches deep. That’s most of the labor line. The parts themselves are predictable: a Jerith Estate post runs about $90 – $140 wholesale, a hinge set $40 – $70, and a gate frame $300 – $700 depending on width.

You get a written price before any work starts. Always. The line item shows the exact post size, the hinge part number, the concrete depth, and the labor hours. If we find something underground we didn’t expect, we stop and call. We don’t hand you a bigger bill at the end. And every Jerith gate or post job we do is covered by our 365-Day Done Right Promise. If it’s not done right after the job is complete, we make it right.

DIY or Call Us?

You can check the post yourself. Sight down the line from the corner: if the post is out of plumb by more than a half inch at the top, it’s moving. You can also pour a bucket of water at the post base and watch where it flows. If it pools, that’s your culprit. Those are safe, useful checks.

What we don’t recommend is resetting a Jerith gate post on your own, especially if a gate is hung on it. A full-width aluminum gate can weigh 80 to 120 pounds, and when the hinge bolts come free, the gate pivots fast. We’ve seen more than one homeowner lose a finger or get a bruised sternum trying to catch a falling gate. If the post is set in concrete and the concrete has failed, you’re digging, mixing, leveling, and then re-hanging a gate that has to clear the ground by a consistent 2 inches across its whole swing. That’s not a Saturday project. That’s a trained crew with a laser level, a mixing tub, and two people holding the gate while the hinge pins are set.

If the gate isn’t latching and the kids or the dog rely on that fence line, give us a call at (728) 203-3270. We’ll come out, sight the line, give you a written price, and tell you honestly whether it’s a simple post reset or a realignment of the whole run.
