Atlas Home Additions & ADU: The West Palm Beach Owner’s Guide

We install and service Atlas home additions and ADU projects throughout West Palm Beach, with typical project costs running $45,000 – $130,000 depending on square footage, foundation work, and finish level. Most owners reach out after the original contractor’s work starts showing stress points: drywall cracks at the tie-in seam, a floor that’s settled a quarter inch at the transition, or roofline flashing that’s pulling away in our summer humidity. Before you start tearing into it, the fastest way to know what you’re dealing with is to have Graham Stein walk the job site and put the findings in writing.

We’re an independent West Palm Beach contractor, not affiliated with Atlas. We do stock and work with Atlas-compatible materials, and we also handle parts and materials from KraftMaid, Cambria, and Silestone when a project calls for them.

Which Atlas Models This Applies To

Atlas home additions fall into two broad families: site-built room additions (bedroom, family room, in-law suite) and pre-engineered ADU packages where the shell arrives with framing, sheathing, and roof trusses already cut. The gotcha we see most often in West Palm Beach is this: the pre-engineered Atlas ADU kits are sized for a standard 4-foot stem wall or slab-on-grade, and if your lot sits in one of the older neighborhoods like Flamingo Park with a crawl space or an uneven pad, the tie-in plates don’t line up without a custom transition. That’s not a failure of the kit. It’s a site condition nobody checked before the shell was ordered.

To identify what you have, look for the Atlas spec plate riveted to the interior side of the corner post, usually near the bottom plate. It lists the series, wind rating, and the engineering standard the frame was cut to. If that plate is gone or painted over, we take measurements of the wall stud spacing, header sizes, and roof pitch and match them against the Atlas spec sheets. For most West Palm Beach projects, a quality aftermarket equivalent works fine for flashing, anchors, and sealant, but the structural tie-in hardware should stay OEM. The galvanized Atlas hold-down brackets are engineered for South Florida wind loads, and a generic bracket from a big-box store is not the place to save forty dollars.

Signs Your Atlas Home Addition or ADU Is Failing

  • Diagonal cracks at the tie-in seam. The seam where the addition meets the original house is the first place movement shows. Hairline is normal for the first year; a crack you can fit a dime into means the two structures are moving independently and the connection needs attention.
  • Doors that stick only in the addition. When every door in the new space binds at the top corner but the original house doors swing fine, the addition is settling faster than the main structure. We check the foundation piers and the sill plate anchoring before anything else.
  • Moisture staining at the roofline junction. West Palm Beach gets sixty-plus inches of rain in a wet year. The transition flashing where the addition roof ties into the existing roof is the most common leak point, especially on the northern exposure that never fully dries.
  • Floor bounce or soft spots near the perimeter. If the floor flexes when you walk near the outer walls, the rim joist or the perimeter blocking has lost its connection. On a slab, look for a hairline crack running parallel to the wall about six inches in from the edge.
  • Exterior trim pulling away at the corners. Atlas kits use a lighter-gauge corner trim than what we’d spec on a site-built addition. When the corner trim starts separating, water gets behind it and works on the sheathing. In Florida humidity, that turns into rot fast.

Replacement Cost & What’s Included

The honest range for a home addition or ADU in West Palm Beach is $45,000 – $130,000, and the spread is driven by three things: square footage, whether the foundation is a new pour or an existing slab, and the finish level inside. A 400-square-foot bedroom addition with basic finishes lands near the bottom. A full ADU with a kitchen, bath, and separate electrical service lands near the top, sometimes higher if the lot requires a new septic field or a longer utility run.

What’s included in our written price: itemized labor, materials by brand and quantity, the foundation scope, tie-in and flashing work, electrical and plumbing rough-in, and a firm start and end window. You get that price before any work starts, every time. The 365-Day Done Right Promise covers the finished project. If something isn’t done right after we leave, we make it right.

Some things you can safely check yourself: whether the spec plate is still legible, where the water is getting in, whether the cracks are growing month to month. Mark the crack ends with a pencil and date it. That tells us more in five minutes than most inspection reports.

What you should not do is climb onto an addition roof to reseal flashing, or attempt to re-level a settled structure with a bottle jack and hope. The first puts you on a pitch you didn’t build, and the second puts pressure on connections that are already failing. The structural side of an Atlas addition involves tie-in hardware under load. That’s a trained professional’s job. We’re glad to take a look, and the estimate is free. Call (728) 203-3270 and we’ll schedule a walkthrough with Graham.
