Schluter Home Additions & ADU: The West Palm Beach Owner’s Guide
We stock and install Schluter waterproofing and uncoupling membranes for home additions and ADU projects throughout West Palm Beach, with full additions typically running $45,000 – $130,000 and ADU construction from $90,000 – $220,000 depending on scope. Most owners call us after a failed waterproofing installation has already caused visible damage: tile popping loose at the seams, musty smells near the shower pan, or water staining on ceiling drywall below a second-floor bathroom. If your Schluter membrane was installed incorrectly or with the wrong thin-set, the failure tends to show up within the first two years, usually around the drain assembly or at the floor-to-wall transition.
We’re an independent remodeling contractor, not a Schluter dealer or affiliate. That matters because our only interest is matching the right Schluter product to your specific addition or ADU build, then installing it so the warranty actually holds.
Which Schluter Models This Applies To

Most West Palm Beach home additions and ADUs we see use one of three Schluter systems: KERDI for bonded waterproofing, DITRA for uncoupling and waterproofing under tile, and KERDI-BOARD for structural shower walls and curbs. Each comes in different thicknesses and roll widths, and matching the right spec to your substrate matters more than the brand name on the box. A DITRA membrane installed over a properly sloped concrete slab behaves very differently than the same product over plywood subfloor in a second-story addition.
If you’re replacing a failed membrane, check the orange fleece side for the printed product code. KERDI rolls are marked every few feet with the model and lot number. For DITRA, the height matters: standard DITRA is 1/8″ thick, DITRA-XL is 5/16″, and DITRA-HEAT adds a wire channel. Getting this wrong means your finished tile height doesn’t match the adjacent room, which we see often in ADU conversions where the original slab meets a wood-framed addition. OEM Schluter products carry a manufacturer warranty when installed per spec; aftermarket uncoupling membranes exist, but we don’t install them because the spec sheets rarely match Schluter’s load ratings and thin-set compatibility requirements.

Signs Your Schluter Home Additions & ADU Is Failing
- Tile cracking in straight lines across the floor. This usually means the membrane wasn’t embedded fully in thin-set, or the wrong thin-set was used. Schluter requires unmodified thin-set between DITRA and the tile; modified thin-set underneath can trap moisture and prevent proper cure.
- Persistent musty smell near the shower or wet areas. Water is getting behind the membrane, which means a seam or corner joint wasn’t properly bonded with KERDI-BAND or the overlap wasn’t the required 2 inches. In West Palm Beach humidity, this smell shows up fast.
- Efflorescence or dark staining at the base of the shower curb. The curb was likely punctured with mechanical fasteners below the required 2-inch waterline, or the KERDI corners weren’t installed. Water wicks through the screw holes.
- Tile pulling away from the substrate at the floor-wall joint. Either movement joints weren’t left at the perimeter, or the DITRA wasn’t bonded to the substrate correctly. Florida slab movement makes this worse.
- Water damage on ceilings below second-floor additions. The drain assembly or KERDI-DRAIN sealing collar wasn’t installed to spec. This is the most expensive repair we see because it involves opening up the ceiling below.
Replacement Cost & What’s Included

In West Palm Beach, a Schluter membrane repair on an existing shower or wet area typically runs $2,000 – $6,500 depending on the scope, while new home additions and ADU builds using Schluter systems start at $45,000 and can reach $220,000 for a full detached unit. For a membrane repair, the range depends on whether we’re pulling tile, replacing the drain assembly, addressing subfloor damage, or just re-doing seams and corners. We give a written price before any work starts, itemized by material and labor, so you know exactly what the Schluter products cost and exactly what our crew charges to install them.
Every Schluter repair and installation we do in West Palm Beach is covered by our 365-Day Done Right Promise: if it’s not right after the job, we make it right. We also carry the Schluter warranty paperwork through to the manufacturer registration, which homeowners can verify independently with Schluter.

You can safely check a few things yourself: look for cracks in the grout at the floor-wall joint, check whether the tile feels hollow when tapped with a rubber mallet, and look for staining around the drain. What you shouldn’t do is attempt a membrane repair without removing the tile. Schluter systems depend on full-surface bonding, correct thin-set selection, and precise seam overlaps. If you miss a pinhole or use modified thin-set in the wrong layer, the repair fails again and you’ve spent money twice. This isn’t a casual weekend fix, and in Florida’s humidity, a failed waterproofing repair shows up quickly. Call us at (728) 203-3270 and we’ll walk you through what we’re seeing before anyone schedules a visit.
FAQs

A properly installed Schluter KERDI or DITRA membrane should last the life of the tile installation, typically 20 – 30 years or more, even in West Palm Beach’s humidity and heat. Failures we see are almost always installation errors, not product defects. Call (728) 203-3270 if you’re seeing signs of failure and we’ll assess whether it’s an install issue or something else.
In some cases, yes: localized seam failures at corners or around the drain can sometimes be repaired by removing the affected tile, re-bonding the seam with KERDI-BAND, and reinstalling. But full membrane failures or water-damaged substrate usually require a full replacement. Call (728) 203-3270 for an honest assessment; we’ll tell you what’s repairable and what isn’t.
A typical Schluter shower or wet-area repair takes 3 – 7 working days depending on whether we’re replacing subfloor, re-tiling, or working around occupied living space. Full ADU waterproofing as part of new construction runs with the project timeline, usually 8 – 16 weeks for the full build. We’ll put the timeline in writing before we start.
We keep KERDI, DITRA, KERDI-BAND, and KERDI-BOARD in standard stock sizes on our West Palm Beach trucks, along with Schluter thin-set and drain assemblies. For non-standard sizes or KERDI-BOARD thicknesses, we order from our local Schluter distributor and usually have it within 2 – 3 business days. We also carry materials from KraftMaid, Cambria, and Silestone for the cabinetry and countertop portions of your addition or ADU.
